Primary Function

A. Oversees and manages CNE’s Real Estate properties and inventory.

B. Demonstrates capability to read, understand and apply standard to complex documents affecting  Real Estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys, drawings, floorplans, and BOMA calculations.

C. Work with internal and external attorneys for all Real Estate activities including leases, clinical practice and all properties due diligence, acquisitions and dispositions and the ability to manage document execution.

D. Serves as transaction management main point of contact for ongoing negotiations and providing direction on deal terms for assigned deals.

E. Knowledgeable of RI- DOH and Stark laws and all other healthcare Real Estate compliance and risk requirements.

F. Reports properties financial and occupancy status. Work collaboratively with the finance & accounting departments and provide any data needed including monthly-yearly rent schedules for all properties. Prepares all necessary documents and forms to ensure all lease/rent/expenses payments are made on time. Maintains and updates the financial lease Query system as necessary.

G. Investigate and resolving property complaints and violations.

H. Be an effective Relationship Manager; have the ability to develop "trusted advisor" status with all customers and across CNE.

 

Specifications

Solid experience in utilizing data, analytics, and modeling to add fact-based decision making to Real Estate planning and negotiations. Strong computer skills, particularly Excel, pivot tables and power point. Maintain all lese and contract documents electronically and paper files including CNE’s Meditract contract management system.

  1. Good ability to translate and synthesize data and complex information into compelling narrative.
  2. Establish solid understanding of market trends in the Medical Real Estate field and keep up to date on current events related to medical and office locations.
  3. Recommend Real Estate policies procedures, documents, and strategy.
  4. Strong ability to manage multiple initiatives simultaneously and independently. Possess a continuous improvement mindset.
  5. Bachelor’s Degree in Business, Finance, Real Estate or related field
  6. Minimum 7 years in corporate real estate with emphasis on medical and office portfolio’s
  7. Strong computer skills, particularly Excel, pivot tables, and PowerPoint
